Updated plans for new homes and improved public open space at Ryebank, Chorlton launched

Step Places and Southway Housing Trust are pleased to announce the launch of a public consultation on revised plans to deliver 120 high-quality, Passivhaus-certified homes at Ryebank, Chorlton, 35% of which would be affordable homes for over 55s. Following extensive community feedback from last year’s consultation, significant design improvements have been made to better align the development with the needs and aspirations of the local residents.

The new proposals retain a commitment to creating a vibrant, multigenerational neighbourhood that balances housing demand with sustainability and green space preservation. This includes the creation of a multigenerational and family-friendly community that improves green spaces and so the area can be enjoyed safely by all for years to come.

One substantive change in the proposals sees the retention, enhancement and improvements to the existing natural woodland and parkland. This will include a large retention of the Aspen Grove. New opportunities for wellbeing, education and play have been added with community gardens, orchards, ecological pond, cycle paths and more.

It is proposed that the new homes will be a mixture of affordable, co-housing, private sale, and designated for independent young adults with autism.

Community-based housing association Southway Housing Trust would deliver the 42 affordable, Age Friendly homes which would be one and two-bed accessible and inclusive apartments to support older people. It would aim to offer these at Social Rent which is around 50% of market rent.

Step Places has extensive experience partnering with local housing associations to deliver new communities through their residential developments. They focus on creating sustainable, high-quality living spaces that foster community connections and promote inclusivity. Their collaborative approach with both public and private sectors ensures that they meet local housing needs while contributing to the broader local community. This will include a mix of 3- and 4-bed homes.

Manchester City Council approved the Development Framework for Ryebank in 2019, setting out a framework to enable residential development.
